Info
A home gives our family and us a sense of security and safety. A house itself must be strong enough to protect its inhabitants. For that, the roof is the most crucial component. A leaky and weak roof makes a home and the interiors susceptible to severe damage to life and property.
A proper inspection of your roof should always be thorough. You want to make sure that your roofing company inspects shingles, flashing’s around chimneys and vents, seals on certain types of roofs and much more. A right roofing contractor should be able to give you the accurate description of precisely what is analyzed during the inspection process. It is always a good idea to find a roofer who will offer you a free estimate or consultation as well, so you can be clear on all of the charges and how long the inspection may take.
Homeowners should always make an effort to get their home inspected at least twice a year. Buyers looking for a home should also thoroughly check the roof’s condition before making any decision. But not everyone is aware of how to determine the status of a roof and determine the amount of wear and tear it has endured.
In this article, we will explain the entire home inspection process and how to get the maximum benefit from it.
If you intend to sell your home, then getting a home inspection certificate from a reputed roofing company can increase the saleability of the house as the buyer will have precise information about your home. This way, the buyer will be aware of the roof’s life. Buyer will also know the what kind and amount of repairs will be needed as the roof inspector’s certificate will also mention the repairs and an estimate of repairing cost.
A roof installation process by a general contractor will involve the inspector climbing the roof and look thoroughly for all the potential problems. Ponding, bubbles, cracks, gaps and other issues will be noted down. Ridges drains, downspouts and gutters should be inspected for any defects. Everything should be appropriately attached. The flashings around the pipes, vents and chimneys should be checked for gaps as they are often the culprits for leaky roofs. The inspector will let the homeowner know the extent of damages and the plan of action for them. It is vital that a homeowner pays attention to all the problems listed and carry out repairs as prescribed to avoid big tickets repairs later on.
As a potential buyer, you should have all the information regarding the roof and its condition. A buyer should ask for the type of roof, and the materials used as it can have a bearing on the repairing costs later on. Some examples of roofing materials require more upkeep as they age while others like tiles require minimal maintenance. Roofing materials should always be selected, keeping in mind the weather and geographical conditions of the home.
Once the inspection is finished, the roofing contractor will issue you a report with details on the condition of your roof. If repairs are needed, the roofing inspector will wait to issue you an official roofing certificate until you have taken care of the necessary repairs.

How long will it take to replace my roof?
There are several variables: such as the size of your roof, what material is being installed, and whether it has multiple layers. In many cases, it can take as little as one day! Mother Nature will also play a role. If the weather does not cooperate, we may need to postpone your roof install.
I think my roof was damaged by hail or wind, what should I do?
Can you see hail indents on your gutters, siding, or shingles? Do you see your neighbors getting their roofs replaced? Did you find a blown off shingle in your yard, or see missing shingles on your roof? If so, you could potentially have storm damage. Not all storm damage is visible from the ground. Allow a storm damage specialist, such as ourselves, to take a thorough examination of your roof and exterior. If you have damage, we can work with you to help get your roof repaired or even replaced, as storm damage is considered an Act of God by insurance carriers.
When is it time to replace my roof?
Unfortunately, most roofs are not made to last forever. Different roofing materials offer varying lifecycles. An asphalt shingle roof will generally last 15-25 years. A metal roof can last up to 50 years! A slate or tile roof can last 100 years! However, living in Texas, your roof is prone to many violent storms. This can significantly shorten the functioning life of your roof. An aging or storm damaged roof may not be a candidate for roof repairs, and may require full roof replacement.
Do you recommend a metal or shingle roof?
Both of these roofing materials are very good in their own respects, and each have their own pros and cons. If you are on a limited budget, an asphalt shingle roof is the best option. Shingles are the most popular roofing choice across the United States because of its durability and cost effective price point. Additionally, not every HOA allows a metal roof to be installed. Metal roofs tend to be more expensive than shingle roofs, but they provide for better longevity. A metal roof can last 50 years, while a shingle roof may last 20 years. Metal roofs tend to be hold up better than shingles during stormy conditions as well. We can discuss with you which may be better based on your personal home's needs.
What should I look for in a good roofing contractor?
Living in San Antonio, your roof is exposed to many storms every year. Likely, you have experienced your fair share of door knockers. One of the best things to consider before hiring any roofer is whether or not they are local. If they are in another city in two months after a storm, who will be there to honor your warranty? You should look into their online reputation and reviews. You should review photos of their previous work. You should ask for accolades and any certifications they have. You should make sure they have insurance for YOUR protection. Price is of course a major consideration. However, you should not necessarily go with the cheapest price, as this can be an indicator of a company that is cutting corners and may not be in business for long. You should look for a quote that is in the medium range (not the lowest or highest).
What do you look for in a roofing inspection?
We receive many referrals from happy customers, not only because of the quality of our work, but because of the thoroughness of our initial roof inspection as well. At no cost, we will conduct a free thorough examination of your roof, looking for any signs of storm, wind and hail damage. We will carefully look for leak spots, moisture issues, roof seals, any plant growth, missing or broken or curling shingles, and your chimney flashing (a major leak spot). At the end of our inspection, you'll have a very detailed picture of the condition of your roof, whether you have any storm damage, and whether your roof is a candidate for roofing repairs, or a full replacement. We take pride in offering one of the most thorough roofing inspections in the area!
